"FREE" RENTAL PRE-QUALIFICATION FORM.
 

Important Note:

This is NOT our official rental application.

  • This form helps us check if you meet our Minimum Requirements.
  • If you meet these requirements, we’ll contact you to schedule a time to view the rental property.
  • After viewing the property:
    • If you're interested, you’ll need to fill out the official rental application on our website.
    • A $50 screening fee will apply at that time.

No Credit Check or Sensitive Information (e.g., I.D., SSN, Date of Birth) is needed for this Pre-Qualification Form.

 
REQUIREMENTS TO QUALIFY.
 
1. SUFFICIENT INCOME.
Your monthly income must be at least 2.5 TO 3 TIMES the amount of the rent of the rental you are applying for. Your income must be stable and expected to continue for at least the term of the projected lease, which is usually 1 Year. NOTE: Tenant's receiving government housing assistance, like Section 8, may provide alternative documentation for proving reliability to qualify. (Senate Bill 267.) We do not accept the following as proof of income. *** Cash income that is not reported in your tax returns. *** Letters from private individuals, where there are NO tax returns to back the income. *** All Self-employed applicants must provide recent TAX RETURNS as proof of income. We use the NET PROFIT as your qualifying income.
2. GOOD CREDIT RATING & BACKGROUND HISTORY.
You will need a good credit score(A score of 675-700+ for most rentals is needed.) with NO prior Evictions or felonies. NOTE: Our office contracts the screening services with "TransUnion Credit Services". Applications are taken in the order they are received. Note: If you pay for the formal application, you may request a copy of your credit report.
3. GOOD RENTAL HISTORY. You need to provide evidence that you have been able to maintain a "similar" rental (as what you are applying for) in good standing. We will need written verification of rental history from your current landlord.
 
What happens if you do NOT meet the minimum requirements?? IF you do NOT meet the minimum requirements needed, we recommend you submit your pre-qualification anyway, and provide as much information about your case as possible.  You may have "Compensating Factors" that may help you qualify.
