"FREE" RENTAL PRE-QUALIFICATION FORM.
(NO SENSITIVE INFORMATION (Such as I.D., SS#, Date of Birth)  or PAYMENT IS NEEDED WITH THIS FORM.)
 
OUR GENERAL REQUIREMENTS TO QUALIFY ARE:

1. INCOME: Your monthly income should be 2.5 to 3 TIMES the amount of the rent for the rental you are applying for.   Your monthly debt/payments (Credit cards, car loans, etc.) should be less than ΒΌ of your monthly income.  Your job or income must be stable and expected to last for at least the term of your lease, which is usually 1 yearWe do NOT accept: Unemployment, cash income not reported on your tax returns, bank statements (Maybe O.K. if you are self-employed), personal letters, student financial aid as proof of income.  Cosigners NOT living in the rental may be allowed in certain situations, but generally, we are looking for applicants that can qualify on their own.   

2. GOOD RENTAL HISTORY: You'll need verifiable / good rental history with a "SIMILAR" rental as what you are applying for.

3. CREDIT & BACKGROUND: MINIMUM CREDIT SCORES OF 650 to 700 for most rentals. (NOTE: Please check the rental ad, for specific credit score requirements on the rental you are interested.)  No prior evictions or problems with the law(e.g. Felonies). (NOTE: Some rentals may have higher or lower qualifying requirements depending on the rental price, owner's requirements and type of rental.)  
 
What happens if you do not meet the minimum requirement?? IF you do NOT meet the minimum requirements needed, we recommend you still submit your request anyway, but provide as much information about your case as possible.  This is so we can identify if we can use "Compensating Factors" that may help you qualify.
 
 
PLEASE DO NOT apply if you intend to do Sub-leasing for Short-time/Vacation rental purposes.
